Villa 77 was built in 2022 and finished throughout in travertine. There are two bedrooms with solid-wood beds, two bathrooms and a guest cloakroom, an open living and dining room with a glass-fronted fireplace, and a kitchen fitted with Miele appliances. Outside: a terrace, a covered loggia and 150 m² of garden. Everything is in place, down to the linen.

15 min to Baden, 11 min to PSI, 35 min to Zürich.
The house sits on the hillside above Unterendingen, forest behind it and open meadow in front. The outlook is protected and will stay that way. Baden, Brugg and the Paul Scherrer Institute are a quarter of an hour by car, Zürich Airport half an hour, and Zürich, Basel and Bern are all within a comfortable daily commute.
Getting around
Buses run to Baden every half hour on lines 352 and 353, with connections on to Brugg and Bad Zurzach. Baden and Brugg stations have direct trains to Zürich, Basel and Bern.
In the village
Two supermarkets, a pharmacy, a doctor, a vet, two filling stations, a nursery and a primary school. Secondary schools are close by, and Baden, fifteen minutes away, has the larger shops, the regional hospital and the station.

When is the house available?+
From 1 October 2026. August and September are already booked. After that the start date is up to you.
What does it cost a month?+
CHF 6,900 privately from six months, or CHF 7,900 on a company lease from three months. Both cover electricity, water, heating, 10-Gbit fibre, the furniture and two parking spaces. Cleaning every fortnight is CHF 400 if you want it.
What separates the two rates?+
The company rate applies when a business signs the lease and receives the invoice, on a fixed term of three months or more. The private rate applies from six months, renewed in further six-month terms. The longer commitment is what brings the price down.
What does the rent cover?+
Electricity, water and heating, 10-Gbit fibre with mesh Wi-Fi on every floor, the house furnished and ready to use, two parking spaces and the gardening. Cleaning is a flat CHF 400 if you want it.
Can a company or relocation agency take it?+
Yes. The lease can be signed by the company, the invoice goes to the company, and the monthly figure covers everything.
Does it work for PSI researchers or project teams?+
Yes. The Paul Scherrer Institute is eleven minutes away, Baden and Brugg a quarter of an hour, which suits people on assignment.
How does it compare with a hotel or serviced apartment?+
For three months or more you get a whole house with a garden for one monthly figure, invoiced to the company, rather than a room billed by the night.
How many bedrooms and bathrooms?+
Two bedrooms with solid-wood beds of 180 × 200 cm, two bathrooms and a guest cloakroom, across 120 m² on three floors. It sleeps four.
What is the internet like?+
10-Gbit fibre with mesh Wi-Fi on every floor, included in the rent. Video calls and remote work are no trouble.
How do the deposit and inventory work?+
Both are agreed before you move in and written into the lease. We hand the house over in person and take it back the same way.
Where is it, and is parking included?+
Unterendingen in Aargau: fifteen minutes from Baden, eleven from PSI, thirty-five from Zürich. Two parking spaces come with the house. Pets by arrangement.
